Apartment Acquisition General Key Criteria

The ideal property has the following characteristics
Not all of these characteristics are necessary, but they are desired
This list is not exhaustive, and properties are evaluated as a whole

Product Type Garden apartment walk‐up (no mid‐rise or high‐rise)
Unit Count 200+ (150+ considered)
Age 1980 or later construction
Density 20 units / acre or less
Parking Ratio 2+
Roof Type Pitched
Plumbing Type Copper
Utility Metering Individual electricity and gas
Water Heating Individual water heaters (no boilers)
Washer / Dryer Has hookups in unit
Ceiling Height 9'+
Schools Score of 5+ (preferably 7+) on
Geographic Focus Preference for CA and NV; within a 2 hour flight from LA considered

Multi-Family Criteria

Standard is focused on properties with 200 or more units located in the Western U.S., or in a larger portfolio of properties located anywhere in the U.S.

    Our criteria and preferences include:

  • Garden style apartments
  • 200 or more units
  • Mid-range apartments (with rents that are neither the highest nor the lowest in their market)
  • Properties that require some rehabilitation and/or more active management
  • Properties in better located neighborhoods

Standard does not generally acquire new luxury apartment properties, properties in distressed neighborhoods, single properties on the East Coast (unless they are part of a larger portfolio) or properties with fewer than 100 units.

Shopping Centers Criteria

Standard is actively seeking value-added shopping centers to acquire in California. Preference will be given to properties with 100,000 or more square feet.
